Basements are enclosed spaces that are hard to ventilate, usually used as parking areas and technical walkways. The two tasks that need the most care before coating are the moisture and water ingress survey of the substrate — a substrate that is still damp or leaking must be treated first, because coating a substrate that does not yet meet the conditions is a common cause of early peeling — and selecting a low-odour system for safe installation in an enclosed space.
Basement-specific needs
- Enclosed spaces that are hard to ventilate: prioritise low-odour, low VOC systems.
- Parking areas and walkways: wheel wear resistance, clear marking of parking bays and walkways.
- Thorough moisture and ingress survey before installation; treat the substrate before coating.
Suitable coating systems
- AquaBase — Water-based, low VOC: water-based epoxy system, low odour during installation, suitable for enclosed basements that are hard to ventilate and areas with high hygiene requirements.
- RollCoat — 3-coat roller system: the standard system for basement parking areas — wear resistance at medium loads, zone marking using the same coating system.
General process
- Site survey: area, concrete substrate condition, environmental conditions, expected traffic type and the time available for handover of the work area.
- Concrete substrate preparation: floor grinding, crack repair, moisture measurement — a mandatory step before coating, never shortened to meet a schedule.
- Primer application: improves adhesion and seals pores on the substrate surface, at the mixing ratio specified by the manufacturer.
- Topcoat application: intermediate coat and finishing topcoat according to the configuration of the selected system.
- Curing and acceptance: wait until the coating reaches the condition stated in the instructions, then inspect and hand over.
Substrate conditions before installation
- Concrete at least 28 days old, grade above 200.
- Floor moisture content below 6–8%.
- Ambient temperature 10–35°C and air humidity below 75–85% during installation.
Acceptance criteria
- Seamless surface, no peeling, bubbling or exposed substrate voids.
- Coating thickness matching the configuration of the selected system.
- Uniform colour; markings (if any) in the agreed positions.
- Handover cleaning and maintenance and cleaning guidance for the floor after installation.
