Administrative correction (please read first): From 01/07/2025, Vietnam has 34 provincial-level administrative units; the new Dong Thap comprises the former Dong Thap and the former Tien Giang. In this article, the old names are only familiar geographic cluster names.

The new Dong Thap, seen from the factory floor, should not start with an overview of the whole Mekong Delta, because that overview already belongs to the regional cluster articles. This article starts with only three distinct angles: the industry-by-zone structure of Sa Dec, the river port of Tran Quoc Toan, and the deep-processing-plus-warehousing combination of Tan Kieu. These three angles are the entire reason this standalone draft exists; if they were removed, the article would have no reason to stand alone.
1. Sa Dec by zone: zone C, zone C extension and zone A1, each with its own way of choosing a floor
Sa Dec, according to sources, covers about 132 ha near the Tien River, with convenient waterway logistics. The zone structure, according to secondary documents quoting the zone’s planning documents, comprises: zone C, about 30 ha, with seafood processing, shrimp crackers, animal, poultry and aquatic feed, building materials and export goods; zone C extension, about 62 ha, with seafood processing, aquatic feed and animal and poultry feed; zone A1, about 40 ha, with animal, poultry and aquatic feed, plastic sheets, shrimp crackers, seafood processing and canned goods, garments and footwear, and concrete. This zone-by-zone structure is the first genuine difference: within one industrial zone, a wet seafood-processing zone needs a seamless, slip-resistant, mildly chemical-resistant floor, while an animal-feed zone needs dust and machine-load resistance, and a garment-and-footwear zone needs easy cleaning and abrasion resistance. Do not use one system for all three zones. See also: Epoxy flooring for seafood processing plants and Epoxy flooring for oil, grease and light-chemical floors.
2. Tran Quoc Toan and its river port: how river logistics warehousing differs from road warehousing
Tran Quoc Toan, according to sources, lies on the south bank of the Tien River, has a port for 5,000-tonne vessels and a 200-tonne crane according to sources, and is 160 km from Ho Chi Minh City, 80 km from Can Tho and 70 km from the Dinh Ba border gate according to sources. This is the second genuine difference: a river-logistics warehouse floor bears truck and forklift loads, and marked zones and semi-outdoor yards need a PU topcoat resistant to chalking under UV, unlike a purely indoor dry warehouse. On area figures, sources conflict sharply on scope and date — a newer source records about 181 ha, while an older document records a planned 58 ha with a 54.8% occupancy rate as of March 2015 — so this article asserts neither an absolute area nor an absolute occupancy rate, and does not use the March 2015 figure as the current situation. Floors for the engineering and building-materials group here lean towards machine loads, oil and grease, and abrasion; see also Epoxy flooring for mechanical workshops.
3. Tan Kieu: deep processing combined with warehousing near the raw-material region
Tan Kieu, according to sources, covers about 150 ha, is oriented towards deep processing, warehousing and supporting industries, and has a large land bank near the raw-material region. This is the third genuine difference: a combination of deep processing and warehousing in one zone, rather than only processing or only warehousing. Floors here must therefore be clearly layered: the processing zone needs seamless, easy-to-clean floors, the dry warehouse needs forklift-load capacity and markings, and the goods-receiving area needs slip resistance. 4. Weak, high-moisture ground in the river region: moisture testing and negative waterproofing are mandatory
Weak, high-moisture ground in the river region makes moisture testing and negative waterproofing mandatory steps before coating, not options. See the published articles: Concrete floor moisture and how to measure it, Epoxy coating on damp floors and Concrete floor preparation before epoxy coating. The final system — RollCoat for load-bearing roller areas, LevelFlow for flat, seamless floors — always follows the paint manufacturer’s technical documentation and the findings of an actual survey. See the systems: RollCoat — 3-coat roller system, LevelFlow — Self-levelling.
Frequently asked questions
Is the Tran Quoc Toan area 181 ha or 58 ha? Both figures appear in sources but with different measurement scopes and dates, and the 54.8% figure is from March 2015 and therefore out of date. This article asserts no absolute figure; what is certain according to sources is the river port for 5,000-tonne vessels and the south-bank Tien River location.
Where are the My Tho and Tan Huong sections? My Tho and Tan Huong belonged to the former Tien Giang, now part of the new Dong Thap, but they already fall within the scope of the article on the former Tien Giang. This draft deliberately does not develop that part in detail, to avoid duplicating content; that boundary is exactly what preserves this article’s three distinct angles.
How is a quotation calculated? A quotation is prepared after an actual survey, based on area, industry, factory or warehouse type and substrate condition; there is no single price for the whole cluster.
