Epoxy Flooring for Tan Duc Industrial Park (Duc Hoa): Old and New Factory Floors in One Integrated Park

Tan Duc is not the whole of Duc Hoa. It is one park inside that area: 545 hectares, established in 2004, developed by Tan Duc Investment Joint Stock Company (Tan Tao Group), in two phases of about 275 hectares and about 270 hectares, inside a 1,142-hectare industrial–service–urban complex. This article answers for that one park only: for a specific factory or warehouse inside Tan Duc, how should the floor be chosen by substrate age and industry group, and what must be checked before signing?

A note on place names: readers will recognise “Long An” as the familiar regional name; the current administrative unit is Duc Hoa commune in Tay Ninh province, created on 1 July 2025 when Duc Hoa town, Duc Hoa Ha and Huu Thanh were merged, with the old Duc Hoa Ha territory now inside the new commune. This article is also different from two easily confused pieces: it is not the district-wide overview — see Epoxy Flooring for Duc Hoa Industrial Park — and it does not describe the Binh Thuan park called Tan Duc (300 hectares, a different developer), which shares the name but not the location.

One park, two substrate ages: old workshops need substrate repair, new workshops need moisture and curing checks

Phase 1 of Tan Duc has been operating for many years, so its flooring problem usually starts from an old substrate: whether the previous coating still adheres, where oil and chemicals have soaked in, and where cracks and forklift ruts run. A new coating laid over an old substrate that has not been ground, repaired and adhesion-tested will look good at handover and then peel exactly where the old substrate was weak. Work in an old workshop must also be phased zone by zone so neighbouring workshops keep operating, and odour-sensitive operating areas should consider the AquaBase water-based, low-VOC system — the final choice still follows the actual survey, not the age of the zone in general.

Phase 2 and ready-built workshops present the opposite problem: new concrete, a rushed handover schedule, but moisture and curing that are not yet ready will still blister and peel a coating. Before coating a new substrate, substrate moisture, substrate age and a suitable primer must be checked, rather than letting the schedule justify skipping the check. According to the developer’s report at the province’s industrial-park investment conference, Tan Duc has attracted 188 investors with 207 projects and total investment of nearly 930 million USD, with about 81 hectares of industrial land still available for lease out of 545 hectares — which means both substrate ages, old and new, will coexist in the park for years, and no single floor answer fits both.

The tenant map as a floor map: each group is a different flooring problem

Tan Duc’s admitted industries span a wide range: electrical equipment and electronics, information technology and telecommunications; precision engineering, medical instruments, motorcycles, automobiles and tractors; furniture, interior decoration and construction materials; ceramics, glass and crystal; plastics and rubber; packaging, printing and paper; textiles and garments; food processing; pharmaceuticals and cosmetics. Two limits of that list matter just as much: the park does not admit latex processing and does not admit pulp production — so the heavy wet-chemical case of those two industries does not belong to Tan Duc, and answers borrowed from another park should not be applied here.

Within each group, working conditions are the basis for choosing a floor, not the industry name on the licence. In engineering and vehicle areas, forklifts running repeatedly over the same track wear exactly that track, and oil collects around machine feet, so the three-layer roller coating RollCoat is the candidate usually discussed for Tan Duc’s general workshops and warehouses. In food, pharmaceutical and cosmetics areas, the first requirement is a joint-free surface that leaves nowhere for dirt to sit and can be washed down after every shift, so the self-levelling layer LevelFlow is frequently mentioned for clean zones — yet each factory sets its own cleanliness standard, and nobody may impose one common level from the industry name alone. For anti-static protection, the rule in Tan Duc is not to install by industry name: only an area with a written requirement from the factory itself receives StatGuard, and that factory also fixes the required level after survey.

Why the integrated complex changes the floor brief: warehouses, workshops and services on one site

Tan Duc is more than factory land: inside the 1,142-hectare complex there is also an urban area, a sports and entertainment area and a university, together with a customs office inside the park, worker and expert housing, a hospital and training facilities. For floors, that means trucks, forklifts and pedestrians share one internal road and yard system, connecting to provincial roads 830, 824 and 825 and to the Vam Co Dong waterway link. Warehouse and yard floors therefore need clear lane markings, slip resistance at turning points and pedestrian crossings, and abrasion resistance concentrated on fixed vehicle routes — not merely a flat surface that looks good overall.

Acceptance must follow the same logic: load testing and inspection on the actual main vehicle routes, turning points and loading areas, not only a general surface check. A continuously operating park like Tan Duc also cannot shut down entirely for one coating job, so phased work zone by zone, in shifts, with a low-odour coating for neighbouring operating areas, is part of the answer — not a detail added after the system has been chosen. See the cluster overview in Epoxy Flooring for the Long An Industrial Park Cluster (Duc Hoa, Can Giuoc) to place Tan Duc correctly inside its cluster, rather than reading this park as an isolated site.

Before signing: a survey checklist for one specific workshop in Tan Duc

Before signing a coating contract for a workshop in Tan Duc, six pieces of information from an actual survey are needed. First, substrate age and condition: new or old, moisture, cracks, ruts, and how well any old coating still adheres. Second, the real vehicle routes: vehicle type, loads, frequency and fixed routes, because abrasion concentrates on routes rather than spreading evenly across the floor. Third, the real list of chemicals that contact the floor, checked against the paint manufacturer’s chemical resistance chart — never chosen by the industry name in general. Fourth, whether an anti-static requirement has been confirmed, and in which areas. Fifth, a map of joints, sealant gaps and wall bases that need sealing, especially in clean areas and wash-down areas. Sixth, a zone-by-zone work schedule and acceptance criteria: load testing on the main vehicle routes, slip-resistance checks at turning points, and a handover time for each zone.

Only with all six pieces of information should a system be fixed, and the system should be fixed zone by zone rather than coating the whole factory uniformly. Browse epoxy floor coating systems to compare each system’s characteristics against the survey results of your own workshop.

For advice on a workshop in Tan Duc, please share four facts: Phase 1 or Phase 2, the industry, whether the substrate is new or old, and the area of each zone. Kadier will arrange a survey first and then advise a system from the measured results. See epoxy floor coating quote and send your details via the contact page. Hotline/Zalo: 0899355489.
