Nhon Trach: a cluster of 10 industrial parks — why one generic article cannot work

Nhon Trach is the largest industrial cluster in Dong Nai, with 10 industrial parks concentrated together. The cluster’s scale alone is an axis of this article: Nhon Trach 1, 2, 3, 5, 6 and the remaining parks do not share one flooring answer, because their industries and floor conditions differ too much. This article groups them by flooring problem — chemical resistance, heavy loads, import-export warehousing, textiles and food — instead of repeating the overview of the whole Dong Nai cluster.

Note on names: Nhon Trach, Hiep Phuoc, Phuoc Thien, Phu Hoi and Long Tan in this article are familiar geographical area names within the present-day Dong Nai area (the new Dong Nai comprises the former Dong Nai and former Binh Phuoc following the merger effective 01/07/2025).

On scale, secondary sources give areas per park — Nhon Trach 1 around 446 ha, Nhon Trach 2 around 331 ha, Nhon Trach 3 around 697 ha, Nhon Trach 5 around 309 ha, Nhon Trach 6 around 309 ha — all stated as “according to sources”, not asserted absolutely, since secondary sources may be out of date at publication time.

Chemical-resistant floors: tiered by exposure level

The industry groups at Nhon Trach, according to consolidated sources, include machinery and steel manufacturing, building materials, motorcycle and equipment repair, electrical and electronics, leather footwear and garments, industrial and food processing; Nhon Trach 5 adds auto and motorcycle components and parts, pharma, fragrances and cosmetics; Nhon Trach 6 adds pharmaceutical chemicals, pharmaceuticals and logistics. The cluster’s main axis is chemical resistance, unlike Long Thanh (air logistics) and Bien Hoa (clean FDI).

Before choosing a system, chemical zones must be classified by exposure level: zones with only light, occasional contact; zones with frequent contact; zones at risk of leaks and pooled chemicals. Each level has a different direction, and leak zones need a specialist chemical-resistant system such as novolac or vinyl ester — stated here only as a direction. Which chemicals a given system resists, at what concentration and for how long, must be checked against the manufacturer’s chemical resistance table and the on-site survey results. This article does not claim that any epoxy system resists all chemicals. For the lookup framework, see Chemical resistance of epoxy floors: lookup by acid concentration and Epoxy flooring for chemical plants: acid and alkali resistance.

A separate note: the workshop floor load figure of 3–5 tonnes/m² appearing in one rental listing at Nhon Trach 5 is only the context of that listing, not a cluster-wide standard and not a Kadier specification. Actual loads must come from each workshop’s structural design and survey.

Engineering and steel floors: machine loads, impacts, oils

Engineering and steel carry heavy machine loads, impacts and frequent oils. Floors here need load and wear resistance, a suitable level of oil resistance, and easy localised repair when one spot is damaged by a heavy machine. Zoning by actual load is the right approach: machine zones, forklift aisles and light production zones should not share one answer. Oil-contaminated floors must be ground and degreased before coating — oil left under a new coating causes early peeling. For the preparation method, see Concrete floor preparation before epoxy coating: grinding, crack repair, moisture testing.

Riverside and airport-proximate logistics warehouse floors: container loads, high frequency, semi-outdoor areas

Nhon Trach sits in a river–port–airport triangle: beside the Dong Nai River, near Cat Lai, Phu My and Cai Mep ports and Long Thanh Airport. Import-export warehouse floors here carry higher container frequency than purely domestic warehouses: fully loaded forklifts turning continuously, trucks and containers arriving to ship and flight schedules. The direction is the RollCoat roller-applied system for forklift traffic, combined with traffic line marking and slip resistance at turning areas. Semi-outdoor areas need a PU topcoat resistant to chalking under UV light, since epoxy generally does not withstand prolonged direct sunlight. For the warehouse solution framework, see the Epoxy floor coating solutions for logistics warehouses page and How does epoxy flooring differ between factories and logistics warehouses?

Textile, leather footwear and food floors: dust, easy cleaning, wet zones

Textiles and leather footwear need floors that collect little fabric dust and are easy to clean at end of shift. Food needs a seamless, easy-to-clean floor with wet zones separated from dry zones, and slip resistance in wet zones. For wet areas, the AquaBase water-based, low-VOC coating system is worth considering when the survey confirms the floor conditions suit it. For general production areas needing a flat, seamless finish, the LevelFlow self-levelling system is the direction to consider; for zones with static requirements, the StatGuard anti-static coating system is placed only in the area that requires it.

Acceptance: load testing, chemical resistance checks, peeling checks

Floor acceptance at Nhon Trach should settle three groups of criteria in advance: load testing in load-bearing zones; chemical resistance checks against the manufacturer’s table for the plant’s actual chemicals, concentrations and contact times; and peeling and adhesion checks after work. Thickness measured at many points and handover records by zone help avoid disputes after handover. The final specification of each coating system follows the paint manufacturer’s technical documents and the results of the on-site survey; this article only sets out a general selection framework.

Frequently asked questions

Does an epoxy floor resist all chemicals?

No. Each system resists only certain chemicals, at certain concentrations and contact times, according to the manufacturer’s chemical resistance table. Leak zones need a specialist system such as novolac or vinyl ester, and the final decision must rest on the manufacturer’s table plus an on-site survey.

How does an import-export warehouse differ from a domestic warehouse when choosing a floor?

In container frequency and load: fully loaded forklifts turning continuously, trucks and containers arriving to ship and flight schedules. Import-export warehouses need a more wear-resistant system, slip resistance at turning areas, and traffic line marking as durable as the main coating.

Is 3–5 tonnes/m² a general Nhon Trach standard?

No. It is a figure from one specific workshop rental listing, not a cluster-wide standard. Actual loads must come from each workshop’s structural design and survey.

What information should I send to get advice?

Send which Nhon Trach park your plant or warehouse is in, which chemicals it contacts, what loads apply, and the area. From that, Kadier can advise a load-bearing and chemical-resistant coating system and arrange an on-site survey.
